House hacking and repairs

My wife and I live in a triplex in Northern NJ. We have 1 unit vacant which is a one bedroom and are gonna have another unit vacant in a week which is a 3 bedroom 1 bath. We need to do some repairs, kitchen bathroom etc. we have about 15k in liquid but don’t want to exhaust any of our cash. Should we use a heloc to do the repairs? Having a hard time with this. If anyone has been in this predicament any advice would be great. Thanks in advance.
