subject to loans, when a bank calls the note

Getting into a subject to loan, what are triggers that notify the bank that this has happened? If they find out, how long do you have to find money to pay for it. Do you refinance with the equity in the commercial property and pay off the other loan? How often do they call notes?

On residential properties rarely if ever are they called - commercial could be a completely different situation because they also typically have personal guarantees attached as well.
