Cash or margin line of credit?

What is your opinion on using cash to invest in REI vs putting cash in my portfolio and using a securities backed line of credit at a less than 7% interest rate. No fees, interest only payments. I have a strong dislike of debt but am willing to be open minded about what makes most sense.
