Need Creative Financing - New Rehab Options Last Minute!

SO I purchased a property earlier this year. It was a 3-plex that needed some significant work. I had everything figured out and lined up financially to rehab it. There is a mortgage on the property and I used my own cash to finance the rehab (because I had that option available to me from a previous cashout). 

Fast forward, we're in the process of demoing and the contractor came to discuss some creative ideas he had that really utilitized the property more. This includes adding a 4th unit and a laundry room on site, as well as new parking. However, that all comes out to about $50k over budget for me. 

I'd love to add these things on while the workers are on site (rather than scheduling another project with them since their schedule is full and I'd rather not re-disrupt tenants later). I conidered a HELOC on my primary but the process would be a bit too long for my needs. I'm still pretty new to all this, so I'd love some help with some creative financing ideas.

Extra challenge: I've been having some issues getting mortgages in general because I am self-employed with an s-corp in a different industry  (not real estate). I've been slowing down my time/energy on that side of things to do more real estate, but that has been presenting challenges as I search for financing.

I know many people would say not to do this but I took the risk and did, it came out great. My wife and I pulled a 0 APR credit card to fund our first rehab. There were 12 months before any payment became due so we just made sure we refinanced before then. We put 40K onto it and with our refinance we were able to pay that off and go buy another house.
