Need finance for investment property

I will be closing on my first residential home sale . Im rented now. Equity is a165k. I want to buy one or 2 rental properties idealy in perfect world 2units.  But i Need finance. Not working right now. 

No income proof . Got taxes from past 2 yrs  Cash at hand 75k-100k.  

Can someone give me some light!
