How to get funding for my first investment property?

Hello all, I would like to invest in a triplex. I can get an FHA and I'd have to stay there for a year. These apartments are small and will not fit my family. I cannot get a conventional loan. I do have the 20% down payment and what every closing cost. My question is how do I get untraditional lending? Example, a non Bank Loan.
