CA resident looking for HELOC on rental properties in GA and NC

Hello, 

I'm a CA resident and I want to get HELOC on my investment properties in GA and NC. My challenge is that the national banks aren't doing HELOCs on investment properties. Local credit unions in CA don't want to do HELOC on properties in GA and NC. Local credit unions in GA and NC cannot do HELOCs for a CA resident.

Can you suggest banks that I can talk to? I need HELOCs more for asset protection, not really need to borrow money. I want to get an SBA loan and I'm trying to protect my investment properties. I just want to open a line of credit.
