Hard money or private money lenders

Hello BiggerPockets community. Are there any hard money or private lenders that loan in smaller amounts. I have two properties that I'm interested in that are $40K each. One is Tenant occupied and I would not start renovations for another 6 months to a year. The other property I want to purchase, renovate, rent for one year then sell. I only have around $9K so I'm needing help to bring things together. Any advice or guidance in the right direction will be appreciated.
