Options for acquiring our next property

Hello, 

My wife and I are new real estate investors.  We recently closed on our first property just a few weeks ago.  We are looking at acquiring our next property within the next year.  i see great income properties come up every single day and I'm nervous to look at them due to not being sure how I can make the down payment. We have started with the approach of crawl, walk, then run.  Our first property brings in about 25k of gross income a year and after expenses we end up clearing just under 14k.  Originally, we were going to build up the capital so we can start paying off the debt that we acquired from friends and family which ends up being 30k.  I'm seeing that this will put us way behind schedule in relation to our goals.  I listen to bigger pockets almost daily and it just lights the fire in me even more the more I listen and learn.  What are good options to get into our next property without getting into too much of a hole?  Thank you!
