Equity Sharing for First Time Investor

Hi BP,

I am new to real estate investing and I am trying to obtain my first investment property. The property next door to me has been vacant for about two years now and I have been trying to get in touch with the owner to see if he is interested in selling. No luck yet but I'm still trying.  Throughout my search for financing I came across equity sharing. I currently have a about 40k of equity in my home and would like to use that toward a down payment on my first investment property.  What do you guys think about Equity Sharing?  Do you think it would be a good option for someone like me trying to get my foot in the game?
