Advice Wanted: Best Loan Option
I have $250k cash and I’m wanting to leverage that to invest in 3-4 properties in the central Florida area.
As far as I know I can get one property with 20% down and conventional financing.
After that I believe I'll be at my debt to income max. What are some of the best alternative loans for the remaining properties? DSCR? Any others?

If you get a lease on the 1st investment property then you will be able to offset that mortgage debt with the rental income from that property, (which would in theory put you at or close to whatever your DTI was on the 1st property).
Would Jeremy have to wait 2 years to be able to count that rental income?
