Future rental income included in DTI?

Getting ready to start on my investing journey. Curious in the experience you folks have - do lenders consider future rental income in the DTI Ratio calculation? I am assuming they don't (typical), but it seems like it would be pretty logical to include the future rental income if you're going to factor in future mortgage payments for the same property.
