Rent by the Room Financing

Hello everyone and thank you in advance. I am newbie investor trying to get my first property under contract in the SFR 1-4 arena. I currently have a partner and together we have put in over 10 offers in the Houston area and seem to have been beaten out every time. We aren't necessarily discouraged and know it will take more offers but we are thinking about pivoting to buying a property that we can rent the rooms. I have found an off-market property but we are wondering how the financing would go since it does not qualify for traditional financing or hardmoney at its current rents, but renting by the room it blows the numbers out of the water. So my question is can someone point me in the right direction to find financing on a rent by the room property? Thanks again.
