Thoughts on Co-Investing Agreements to access equity in SFH

I'm getting a HELOC and an equity loan on two different properties, and I came across the "Co-Investing Agreement" option to access the equity in a home. This option seems like an ideal fit, but I don't have any experience with co-investing. Has anyone used this option before, and what are your thoughts/insights?

I've been a big fan of BP for a long time and recently became a Pro member. Thanks in advance to anyone that can help educate me on this topic. Hopefully, I can return the favor someday!
