Looking for non-agency lender in NJ

Any suggestions for non-agency mortgage providers? I have a property under contract in the Princeton-area that is grandfathered to allow 2 ADUs in addition to the primary single family house. The lender that I am currently working with is running into a few hurdles:

  1. No agency investor allows a Single Family home with Two ADU’s (Accessory Dwelling Units) – regardless of the grand fathered use. Conforming or Non-conforming financing– both view the ADU's the same way.
  2. We were not able to classify the property as a 3 Unit parcel since the land zoning is R20 & this zoning does not conform to allow multifamily development.
  3. The appraiser would have to answer the question – does this property conform with local zoning? The answer would be no.

We are planning to occupy the main house and continue to rent the 2 ADUs. Any suggestions for local banks or credit unions that can offer non-agency options would be appreciated.
