FHA house hacking questions - lender says there may be a problem

We are first time home buyers and looking to get into the real estate game. We dont qualify for a conventional loan but found the perfect property to meet both our personal and investing needs and thought a house hack would be perfect.

The property is actually 2 homes with 2 separate parcels but they share a water/sewer line. We thought this would be the perfect house hack loan but lender is saying that since its 2 seperate parcels  the appraiser wouldn't be able to find comps and he doesn't know if it would work. We've been waiting for him to call us back but havent heard anything. I was hoping for any wisdom anyone could stow upon us so when he does call us back we are ready to go to bat for ourselves.

Thanks!
