Some Direction on getting a rehab loan

I'm looking for a creative way to get started on

my first deal. The way the market is has made it

very difficult to use government loans, and 203k

loans to my knowledge.

If I was to buy a house for example: 80,000 and

it needs a 30k rehab what are my options now

days.

From what I'm being told. It's hard to get 203k

loans, rehab loans in general, I have no equity

line of credit, I most likely won't be able to get a

deal with the house having much equity as is,

tha loans are getting over looked, I'm not sure

where I should be looking to get my answers.

Would like someone to point me in the right direction. Thanks In advance!
