Please help me with lease option advice.

Hi, I am looking to write a lease option for a property that I am currently living in. 
can anyone share an  “Option” contact with me?
Can anyone give me advice on buying with an option?

My situation is that the seller wants to sell to me, but is not ready to sell yet. I am currently renting from the seller and I would like an option signed so that I know I am not just waiting on nothing in a few years.
