dangers of subject to plus owner finance

Hi, would gladly appreciate feedback on this, I am in texas

I have a house that I took over no money down as subject to precovid, original note had a 130k balance

I owner financed to someone for 170k

home has about 70k of equity right now

Is there any other way to pull that equity other than the current owner deeding back to me?
