Commercial loan product for refinance of a performing STR

Hi all! We're looking for a commercial product to cash-out refi our STR that has 7+ years of performance history. We were told by our broker that we would have to turn it into an LTR with a year lease in place to refi, and we really don't want to do that. What entity has a product that takes into consideration our STR rental history (and maybe experience) for a commercial loan?
