Chronology of funding deals

Hello BP community!

I'm a beginner investor (only one SFH) and I'm curious about the order in which those of you that are seasoned construct your deals.

Also, I believe this question was previously asked as a fire round question in one of the podcast episodes but I have no idea which one it was, so forgive me for the repeat question.

When you're syndicating or partnering on a deal which comes first, the deal or private money? I'm sort of in the "paralysis" stage but not as far as analyzing deals, more so on planning the order in which everything happens. I don't want to waste brokers time sorting through/going to see properties when I don't have the funds secured yet. I also don't want to come across a deal and have no partner to fund it with. Anyones' input will be greatly appreciated, I'd love to hear your guys' process when it comes to partnering with someone and you're the boots on the ground. Also a few, less important but relevant, questions: For a capital only partner, what are your typical profit splits? Assuming a 50/50 split, are they typically silent partners or does it vary by person? And final question, besides friends and family, where are finding the majority of your partners?
