Heloc loans on appraised property

Hi everyone, I bought my first successful investment property over 2 years ago and want to go for a second at the end of the year. Since my purchase the first property has raised in value about 80k compared to similar units selling in the neighborhood. I'm looking for people with with experience on the process of appraising in order to get a heloc on the current property to fund the next project.
