Looking for help with creative financing
Hi just getting started in real estate I own a lot free and clear should I sell it use the cash to buy a rental property? Or build a home on it and sell it and make some money? Or put a modular home on it and rent it out?

Is the lot flat or hilly - grass or rock?
Does the lot have water, electric and sewage? or will you need a septic? Does the ground perk?
Does the lot have a driveway?
Has anything previously been built on the lot?
Is the lot in town or more rural? Are there other houses around the lot? Are we talking a large city or a smal town or cornfields?
