I have a property under contract and need some advice on financing. Here are the details:

Price - 52K
Offered - 50K w/1500 closing
ARV - 83K
Rehad costs - $2500 (paint and carpet)

I'm looking for 100% financing and would like to roll all closing and repair costs into the loan. Is that doable?

My information:

Fico - 711
Still employed
No Consumer debt
6 rentals properties that cashflow
very little cash reserves on hand
