I know that no one here would probably help my situation, but maybe you can offer some helpful advice?

I am a SAHM of 3, one of which is critically ill. We have lived in rental properties since 2002, when we had to file bankruptcy and lost our mobile home in the process. We had rebuilt our credit and were pretty much just waiting for the bankruptcy to fall off our credit when the economy tanked and my husband lost his job and we defaulted on several credit cards and our cell phone plans. We still have 3 or 4 years before those bad marks will come off our credit. The problem is that the house we are currently renting is not up to par, at best, and is unsafe at worst (electrical issues, loose plaster on ceiling, possible mold issues in kitchen). I cannot stand the idea of renting for several more years. My husband has a good job now, as a guardrail installer and makes pretty good money (for this area) plus we receive SSI for our oldest son who has Pulmonary Hypertension, so we have plenty of income to pay a mortgage payment. The problem is getting financed. Our credit scores are LOW (in the 550's last time I checked), and we don't have $ saved up for a down payment.
I would like to find either someone willing to owner finance a home, or a private individual who would be willing to finance a home for us. Our area has very reasonable home prices, (as a matter of fact, the home I am currently interested in is only $34,900!) Based on the home we are currently interested in, if we could finance $37K to include associated costs, we could pay off in less than 4 years if we amortize @10% for 8 years. Monthly payment would be $561.44. In March of 2014, we will be able to pay $8,000, then $5k every March there after until paid in full, which would be approx, March 2017.

Furthermore, if anyone here who has the means would be willing to help us in our quest to own a home (specifically this one) I would be willing to Pay an asking price of $45K (including the closing costs), amortized for 11 years at 10%, (Monthly payment would be 563.39) and would still have paid off in March of 2018.

I know this is incredibly long, but my kids deserve better than what we are currently living in. We are all unhappy both in this house and this town. None of you have any reason to believe or trust me, but I am only trying everything possible to do the best for my family. And anyone who would be willing to take the chance on us, I promise you won't be disappointed. Thank you for taking the time to read, and God bless.
