Manufactured Home Financing in Kingston, WA

Hi,

I am new to the world of investing. Im looking into buying a manufactured home that is on a little over 3 acres. It has a barn and covered horse arena. There are 9 horse stalls along with spots to park horse trailers and Rv's. I would like to buy this property and live in the manufactured home while renting out the arena and horse stalls and maybe even an rv spot. They are selling 3 separate parcels. The house, barn, and arena are on two of the parcels and the third is empty. I own a house in Kingston right now that is worth about 375,000 and I owe 268,000 still. They want 599,000 for this property. I wanted to offer 550,000 but I would still need about 480,000 financed. The home is a manufactured home that was built in 1979 but has some remodels and looks really nice. Any ideas how to get financing on an older manufactured home?
