Looking into a 100 + apartment and possible parter?

I have rental sfr and some multi properties but was thinking that I would like to get into a larger apartment complex, such as 100 units or higher. I had originally thought about selling the properties which would leave me around 2 million cash. Would this be enough to get a hard money lender to help me get a 25% down payment for a large complex around 15-20 million? Or would it be better to sell half and keep half as incoming coming in? I have never borrowed any money from any lenders so I don't know how to scale up from what I currently have. Can anyone guide me where or whom to talk to in terms of buying and creative financing or experiences in dealing with a complex of this nature?
