10/1 ARM Vs. 15 year fixed for a STR

Hey BiggerPockets,

I am debating between:

10/1 arm-3.25%-$2,203 principal and interest

7/1 arm-2.875%-$2,100

15 year fixed-3.0%-$3,496

(25% down portfolio loan)

I am under contract on a STR in the Smoky Mountains. I would like to keep this property potentially longer than 10 years. leaning more towards the 10/1 ARM -Since the cash flow will be much higher each month & no pre payment penalty if I pay off faster. Although locking in a rate would be nice @ 15 year and would still cash flow but less than half the amount.

Wondering everyones thoughts on this situation? Thank you!

Also, looking for a lender that offers 30 year fixed loans on (in house) portfolio loans 25% down. Would love to hear if any of you have any recommendations and what rates you're seeing with them.
