Quick Process for HELOC

Hi BP community. My grandfather is giving one of his properties, which is free and clear of any mortgage or liens. I plan to possibly rent the property and take out an HELOC on the property. I want to do this ASAP once the property is in my name and not have to wait 60 or 90 days.

Can anyone suggest any possible lenders which I can do a HELOC or even cash out refi as soon as the property is in my name?

Also, the property is located in Phila. PA.
