Hi Guy’s, I’ve got a two part question.

First part: I’m looking for advice on a fair and balanced negotiation strategy for private money lenders. Meaning how much percentage is a fair return on their money investment and should the end profits be split in half or favor the investor.

Second part: I am an experienced contractor. Master Carpenter by trade. I am finding the property’s and doing all the number analysis, estimating and due diligence to make sure they work for our budget and expected profit margins. So I’m wondering, as well as my initial work getting the deal should I have more skin in the game.? Meaning should I also do the majority of the renovations with my small crew and only hire sub contractors as needed. I’m worried by doing this last part it will impact on my 9-5 contracting business and also that the investment lines may get blurred in regards to how I get paid for my time and my crew during renovations.
