Hey @Christopher Rodriguez, great questions.  Basically, you want to see what makes them different from all the others out there. 

Agent: Find out what they specialize in and make sure it jives with what you are looking for as well.  Get an idea of what their history/experience is.  Hopefully, they are also an investor and works with investors themselves since there is a big difference in the two types of agents. Lastly, make sure you enjoy being around them and you look forward to working with them.  

Lender: When asking for quotes from lenders, this can be tricky.  Usually, the lower-priced lenders will tack on fees at the end or are being very optimistic.  The person is more important than the company they work for but you want to make sure they are available after working hours.  Also, they should be very knowledgeable about all the different loan programs out there and can find solutions when things go wrong.
