Getting a construction loan

Hi,

I have about $80K on HELOC.

I have a lot mortgage of $115k

I have architects plans and city permits paid for a big house and adu. I have done grading of the lot and I have stopped here.

I need to get a construction loan to complete the rest of the project.

I would need an estimated $600K to do the project with me and my dad doing most of the construction work. I would sub out a few tasks like foundation and plumbing.

I have a W2 income of $135K.

Are there any lenders that would offer me a construccion loan and let me do an owner builder?

I'm in Northern California.

Please advise. I appreciate the feedback.
