Hard Money Loan with Seller Carry Back Second

Anyone familiar with any HML or Private Investors that will allow a seller carry back second, in a combination cash and seller carry back purchase, and if so, how would that work out on the Term Sheet, and at Closing, also if the amount of the seller carry back is funded in closing would it be contributed to the buyers fees and costs to close?
