Just getting started...

Hi everyone, I'm just getting started in investing. I have some money and time to invest before I get started back into my career, however, I would love to make investing my permanent full time career instead of going back to my W2. My question is, is it possible to get financing without a W2 with having a good down payment, good credit score, and intent to rent out the property?

Again I'm trying to avoid going back to a 9-5 and would rather invest my time and resources into this but am wondering if I should have the job to make it easier for obtaining financing? Thanks for any help!
