Finding A Lender Like Bigger Pockets Epsiode 440

In episode 440, Daniel Iles stated he used a lender who allowed his down payment  to be the appraised value minus the contract purchase price. 

Anyone know a lender who will allow this? I have tried to reach out Daniel but he did not respond.
