Looking for advice getting mortgage loan

I am new realstate investor(can't call my self an investor) looking for some advice how to get more mortgage loans to make my dream come thru.

I am a airline pilot makes 300k year with 700 score

Last year I bought two single family homes and

Rented out. Doing great.

My plan is to have 20 properties in next 10 years.

Not a bad or hard thing to do when I listen to stories in bigger pockets.

Any way I am looking for some advice how to obtain privet or bank loan to buy my next house.

Yes I tried cash out mortgage both properties don't have enough equity.

Yes I tried home improvement loans something.

I dont have enough money for down payment.

Any other anyone out there can give me a Any idea from your experience I really appreciate it.
