Is 7% Bridge Loan with 2% fee reasonable?

7% Bridge Loan

Did anyone of you done a bridge loan recently for a small apartment? 7% interest with 2% origination fee for $900,00 cost reasonable? The apartment is currently 70% full. The purchase price is $810k and rehab is $90k and putting down 25% on $900,000. Please let me know if you have a lender who could possibly do better.
