Funding for a small mobile home park

A small mobile home park has come up for sale near me, and the numbers for long term cash flow are incredible with some well appointed clean up and stabilizing. Even with it currently under performing, the reruns are very good. Any one offer some advice or referrals for funding source for this type of purchase?

@Michael Magno - A portfolio commerical lender is going to be your best bet.  Go with a local community bank and submit a strong presentation that focuses a long, healthy relationship
