Refinance Investment Co-Op in NYC

Recently rented out my co-op to friends for the first time. Manhattan 2 bedroom with 600K owed. Want to refinance but having a very hard time finding a lender. One big bank took me through all the steps and then rejected at last minute when they saw the property had been on the market. Please help!
