Becoming a Part time MLO

Hi,

I have a full time job, that pays my bill. But I would like to make some extra income and real estate field is one that interests me. I plan to sit for MLO (mortgage loan originators) license exam and registered for 20Hrs pre requisite online course. My goal is to make around $25k-$30k in commissions , per year.

Is my goal attainable?

Can I work with lenders on commission basis ( not need for salary or other perks)

any advise on how can I procced please?
