Conventional 30 year loan or commercial

I have one rental I own outright that I bought 15 years ago (one door).

I want to start buying more properties now. I’m being told to start an llc and use commercial loans because it’s better in the long term (protection, 4% transfer rate from my name to llc later, limit of 10 properties). The commercial loan would be 5,7, 10 year terms at about 4%.

When I do my numbers it is killing my CoC ROI.

Should I do a conventional 30 yr. loan and switch to commercial in the future or start with commercial loans now with my llc?
