Interest Rates to Private Investors

I am starting to wholesale properties and am meeting with some potential investors. What kind of terms are fair to both sides? Are you giving away equity or simply paying interest rates and possibly finance charges as a regular loan? I would love to hear your suggestions.

It will vary from area to area so I suggest you tell us what area your in.

In the Austin-Dallas-Houston are we are seeing hard money lenders charge 8%+ rates and origination charges of 1-3%
