Private Lenders for Foreign Investors / Financing Buy & Hold

Hi,

I am a foreign investor from Germany (no US citizenship or greencard or anything like that) and have been buying properties in the US all the way back from 2009 onwards. Those were all cash purchases, since I was unable to get a mortgage without being a US resident or having any valid credit score.

Are there any private lenders out there that offer competitive rates below 5% for foreign investors? I am quite flexible in terms of my initial downpayment...anything between 0-50% would work for me, as long as the rates are competitive. I am currently investing in Indianapolis, but am open to any opportunities that may arise. I am investing together with two friends of mine, each one buying individually, but I am posting this because all three of us are interested in this matter. I personally have 10+ rentals and experience in various states.
