Hi. I know what i am doing as far as chossing the right property and selling it. We have decided to expand our business and now have two homes under contract. I can pay for one all cash. The other, is a reo. We can't get conventional financing. I do have a hard money lender linded up, but i am trying for private money with a better rate. i found someone but he wants a business plan. I know this sounds really dumb, but I don't know what is included in one. this is house six and we have made between 45-90 on each home, but I have never had to write one before. Any advise or samples would be greatly appreicated.
