Entity/LLC Mortgage Lending in GA for a SFR Rental

Hello,

I have a property in Augusta, GA that I own in cash. Its currently worth about $75k-$80k. I would like to do a cash out refi for about $50,000 in my entity name however I am running into lenders with a minimum loan amount of $75k which puts me at 100% LTV. Are there any private or hard money lenders that can help? I would also like to borrow in the entity name to prevent me from having multiple mortgages on my personal credit, which I've been dealing with for years. The property has been improved and is currently rented.

Any help/guidance will be greatly appreciated.
