self-employed seeking loan advice for investment property
I am self-employed and trying to obtain a loan for purchasing an investment property. I have about 300K cash in the bank from an inheritance that I would like to invest in real estate. I have considered trying to find something for all cash, but since interest rates are so low, I would really like to get a loan and not tie up all my cash. I have run into roadblocks because of my self-employed status and wonder if there are other avenues that I should be seeking. I have spoken to a few mortgage brokers and they have said that my debt to income ratio is too high. Interestingly, I have zero debt and an 800 credit score. Between my self-employment consulting business and some other W-2 income I gross approximately 80-100K/year. I realize that I have not claimed enough income through my consulting business (S-corp) to show that I make this amount of income, so I am working with my accountant on that issue. Does anyone have any suggestions or advice for avenues to pursue for the self-employed to get a loan at this time?
