Best rate conventional loan on 4 unit

Anyone want to share what the best rate your getting on a fourplex 30 yr. At some point I want to do some refinancing.

I got 4.125% with 25% down on mine.

I just got offered 4%, but I think I need 3.75% for it to be worth it. Prolly never get there!
I'm currently a couple yrs in at 4.825%

I recently(one or two months ago) refinanced a SFH to 4.25%, i found out the interest rates dropped below that in the last few weeks :(

This will depend very much on where you are borrowing :) I just had a conventional mortgagee quote me 2.9% on a quad this week, but I'm looking for a private funding opportunity (at a higher rate) as I would prefer not to tie-up as much cash in a down payment.

2.9 would be awesome but won't see that down here in the USA no matter how much I put down.
