2.9 would be awesome but won't see that down here in the USA no matter how much I put down.

I just got offered 4%, but I think I need 3.75% for it to be worth it. Prolly never get there!
I'm currently a couple yrs in at 4.825%

Anyone want to share what the best rate your getting on a fourplex 30 yr. At some point I want to do some refinancing.

Thanks all for your thoughts on this. I`m going to go ahead and move my money out of the markets and buy some more rentals.

I just don`t think Wallstreet can be trusted to do whats best for me.

Hi Everyone.

Just want to get some opinions from you all.

What do you guys think of withdrawing money from other forms of investment and adding more rentals at this time?

Have any of you done anything like this?
Would this be a really dumb move?
Is diversification still the best strategy?

I just don't think the markets are going anywhere anytime soon and it frankly scares the hell of me so I'm contemplating getting out for good.

What effect if any will this market turnaround in lower value SFR's
have on Multi family units like Duplexes and 4-plexes?
Any thoughts on the change in vacancy rates and therefore rents?

Have a look under the Articles section. You will find it under Learn on the menu. Search for LLC and you will find some good articles detailing why using a LLC is recommended.

You move properties to a LLC to protect your personal assets(home mostly) against litigation.

Hi Investors,
I just purchased three 4-plex's and at closing I moved them all under one LLC.
Was this a big mistake? Should I move 2 of them to their own LLC? Each are unsured with 2 million Liablility insurance.
What do you all think? How much risk?
