Co-sign a triplex to get a FHA loan

I was wondering can I co-sign for someone so I can buy a triplex with a FHA loan and they live in a unit and manage the other units? Would that allow me to qualify for a fha loan. So the question is can I qualify for the FHA loan to purchased a property for only 3.5% down.
