What kind of loan can I get?
I'm fully aware that without a job or cashflow, I cannot qualify for a loan, but could my parents co-sign? I want to purchase a rental property to fix up that my roommates and I could live in next year. Also, with a conventional loan, can I get additional funds for renovation?

Banks offer usually smaller banks and credit unions. Then you would have to refi into conventional
Which most of these banks actually will do that in house. You should be able to get it done in your parents name and maybe you on it as well. Regardless options are there start making phone calls
